The challenge
PNPR Limited is a specialist property communications consultancy operating across B2B and B2C markets. Their clients include planning consultancies, estate agencies, property developers, mortgage advisors, and industry associations — organisations that depend on clear, strategic communication to build reputation and influence.
Despite the quality of their work, their digital presence didn’t reflect their positioning:
The website didn’t convey authority. In property PR, credibility is everything. Prospective clients — developers with multi-million pound projects, planning consultancies navigating contentious applications — need to feel confident that their communications partner understands the industry at a senior level. The existing site felt generic rather than authoritative.
Service offerings were unclear. PNPR provides a broad range of services: strategic PR, media relations, copywriting, online communications, corporate positioning, stakeholder relationship management, internal communications, and training. This breadth is a strength, but without clear presentation it risked looking unfocused.
Lead generation was passive. The site existed as a digital brochure rather than an active business development tool. There was no clear pathway from discovering PNPR to making an enquiry, and no content strategy to attract organic search traffic.
The approach
I built the site with Astro, Svelte UI components, and TailwindCSS, deployed to Vercel with Payload CMS for content management — a modern stack that delivers excellent performance while enabling rapid iteration on content and design. The architecture was driven by the need for:
- Fast page loads — Astro’s static-first approach with Svelte components for interactivity delivers a premium, polished browsing experience
- SEO optimisation — Pre-rendered pages ensuring search engines index every page fully
- Content flexibility — Payload CMS makes it easy to add case studies, blog posts, and service pages as the business grows
The design direction was professional, confident, and understated. Property communications demands a visual language that says “we understand your world” — clean typography, sophisticated colour palette, and strategic use of whitespace.

This sector-specific approach serves dual purposes: it builds immediate credibility with visitors and targets long-tail search terms that prospects actually use when looking for specialist PR support.

The visual design reflects the property sector’s expectations — polished but not flashy. Key design decisions:

Every page is pre-rendered by Astro, ensuring search engines see the full content immediately. Payload CMS gives the PNPR team full control over content updates, while the site targets property PR keywords with a content structure designed for long-term organic growth.
